One with neither, and with plaster walls nobody wants opened, is a mini-split or high-velocity house. That assessment happens before equipment is quoted, because it changes the quote entirely.
Condensate is the detail that decides where equipment can physically go. Cooling equipment produces water continuously while it runs, and that water has to reach a drain by gravity or be pumped there. In a basement with no floor drain nearby, or on an upper floor of a house that never had cooling, the condensate route is frequently what determines the installation location rather than the ideal air distribution.
